FREE LANDLORDS EXPO EVENT 2008

Westcountry Landlords Association in partnership with Plymouth City Council is jointly holding this Annual Expo on the eve of the introduction of new regulatory Energy Performance Certificates (EPC’s). 

The Expo is being held on Tuesday 30th September at the Guildhall Royal Parade Plymouth from 12 noon – 8pm and don’t forget you’ll be able to collect a free copy of the Landlords Manual (second edition ) and enter a free draw for an EPC to the value of £60!

Energy Performance Certificates will provide prospective tenants with a rating showing its energy efficiency and its environmental impact on a scale from A – G (where A is the most efficient and G is the least efficient). These certificates are now provided with domestic appliances such as fridges and washing machines. 

From 1st October 2008, landlords offering property to rent in England and Wales will be required by law to provide with every new tenancy with an Energy Performance Certificate (EPC) for that property but will not need to be renewed upon each change of tenancy.

As from 4th January 2009 landlords, similarly offering property to rent In Scotland will be required by law to provide prospective tenants with an EPC certificate. 

These certificates are valid, in the case of rental properties for 10 years. 

Since the introduction of the Housing Act 2004 – this act has seen the biggest ‘shake-up’ in the Private Rented Sector’ in the last 50 years.

This is yet another piece of legislation together with many other requirements that have already been implemented such as Licensing, Deposit Protection, and Local Housing Allowance (i.e. how the Housing Benefit is administered) 

This annual event is keen to promote landlord awareness highlighting their responsibilities in providing safer and more comfortable living accommodation for their tenants. 

The exhibitors at this event will include a wide range of subjects and contractors and in partnership with Plymouth City Council who will have many representatives from all departments concerning landlords.
